Wind-Mitigation.com is run by SWFL Home Inspector LLC, a small, locally owned home inspection business in Cape Coral, Florida. This site is written in plain English and in my own voice. That means it includes my opinions, my stories, and what customers have told me over the years. Here’s the fine print, kept as simple as I can make it.
Opinions Are Just That: Opinions
Much of what you’ll read here is my personal opinion. It comes from three places:
- My own experience as a homeowner in Southwest Florida;
- What I’ve seen performing wind mitigation and four-point inspections across Lee County since 2017; and
- Feedback, stories, and results that customers have shared with me.
Some of that includes my take on inspection pricing, “discount” inspections, report quality, insurance companies, the Florida insurance market, and how inspections compare to other kinds of inspections. Please read those parts as one inspector’s point of view, not as statements of fact. Other inspectors, contractors, and insurance professionals may see things differently, and that’s fine.
About the Stories on This Site
When I share a story about a past inspection, including my own experience with a low-cost inspector years ago, it’s a real account of what happened to me or to a customer. These stories are shared to help homeowners know what to look for. They are not aimed at, and should not be read as describing, any specific inspector or company working today. I don’t name names, and I don’t make claims about the work of any particular business. There are plenty of excellent inspectors out there. The one I used that is mentioned in my story sadly passed away years ago.
What I’m Licensed to Do (and What I’m Not)
I’m a Florida licensed home inspector. A wind mitigation inspection is a visual, non-invasive inspection. My job is to look at what is visible and reasonably accessible on the day of the inspection, photograph it, and document it on the state’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802). I don’t do destructive testing, open up walls, or evaluate hidden components.
When this site says an inspection “verifies” or “checks” things like nailing, straps, roof decking, or window and shutter approvals, that means I document whether what I can see matches the criteria on the state form. It does not mean I certify code compliance, approve a contractor’s installation, or guarantee that anything was built or installed correctly.
I am not a roofing contractor, general contractor, engineer, architect, insurance agent, public adjuster, attorney, or financial advisor.
Repairs, Upgrades, and Insurance Decisions: Ask the Right Pro
This site talks about things like new roofs, the “third nail,” impact windows and doors, shutters, and how they can affect your insurance. That’s general information to help you understand your options. It is not advice for your specific home or policy.
- Repairs and upgrades: talk to a licensed contractor in that trade (roofer, window and door installer, shutter company, general contractor) or a licensed engineer.
- Insurance coverage, credits, and premiums: talk to your licensed insurance agent or carrier.
- Claims and disputes: talk to your insurance company, a licensed public adjuster, or an attorney.
- Legal or financial questions: talk to an attorney or financial professional.
Savings and Prices Are Not Promises
Any savings figures on this site, including dollar amounts customers have reported to me, are examples, not guarantees. Every home, policy, and insurance company is different. Your insurer decides which credits apply and how much they’re worth. I can’t promise your report will lower your premium by any particular amount, or at all.
Inspection price ranges mentioned on this site reflect my view of the local market at the time of writing. Prices change, and every inspector sets their own rates. Exceptions often apply, i.e.: re-inspecting the same property,
Facts, Figures, and Keeping Current
Where this site states facts or numbers, such as Florida statutes, form revisions, state program data, or insurance industry figures, I’ve tried to get them right based on public information available at the time of writing. Laws, the state form, building codes, and insurance company rules change, sometimes quickly. Information here may be outdated by the time you read it. For the technical details of the inspection form, see the companion site, Wind-Mitigation.info, and always confirm current requirements with your insurer.
No Storm Guarantees
A wind mitigation inspection documents features that are known to help a home resist wind. It is not a prediction or guarantee of how your home will perform in a hurricane or any other storm.
Reading This Site Isn’t an Inspection
Reading this site doesn’t create an inspector-client relationship. If you hire SWFL Home Inspector LLC, your inspection is governed by the inspection agreement you sign, not by anything on this website.
