Search “wind mitigation lowest price” around Cape Coral, Fort Myers, or anywhere in Lee County and you’ll find a couple of bargain-basement offers sitting near $74.99. A wind mitigation inspection is one place where a fair price is absolutely reasonable — but the lowest price in town deserves a second look, because of all the inspections out there, this is not the one to skimp on.

Here’s the honest lay of the land. In this area, the overwhelming majority of inspectors charge around $125 for a wind mitigation inspection. A couple come in at $100, some run $150 to $200, and the number sitting down around $75 you can count on one hand. Maybe two or three out of the fifty-odd inspectors serving Southwest Florida. And there’s a wrinkle worth catching: some of even those rock-bottom prices are add-on rates. Rates offered that low only when you’re also buying a full home inspection, the way a homebuyer would.

If you just need a standalone wind mitigation for your insurance renewal, that bundled number often doesn’t apply to you at all. So the real question isn’t “why is everyone else more expensive.” It’s “what is that rare outlier doing differently to hit a price almost nobody else can?” At the very floor of the market, something usually has to give.

Consider what the job actually involves. To document how your roof is fastened and how it ties to the walls, a home inspector needs to get into your attic — often a 150°F attic. They may need to crawl as far as 30 feet through blown-in insulation on their hands and knees, spread across ceiling joists, hunched under three feet of headroom, balancing on inch-and-a-half beams. Then they have to come back out and produce a clean, accurate report with clear, correctly labeled, high-resolution photos of every documented feature. When a discount inspector is running volume at the lowest price around, the temptation to move fast and cut a corner is real.

This is the only other attic image that the “discount” inspector used in my wind mitigation inspection report. It’s a blurry photo of some missed 8D nails and his finger. Aside from my report missing several required images, this image is also not acceptable by insurance companies. There should be a clear image with a ruler or measuring tape next to the missed nail. In the end, I did not save $25 by going with the cheapest inspector, instead it cost me thousands I did not even know about until years later.

And a cut corner shows up in one of two places: your report getting rejected or in not receiving discount credits that you may qualify for. Insurance carriers are strict about the OIR-B1-1802. A report comes back rejected for blurry or low-quality images, for missing photos of a required feature, for incomplete or mislabeled documentation.
